Investment in Brigade Metropolis - Is it worth?

When you make a huge investment in a residential project a question which strikes your mind is whether it's a good investment? If you are not going to live there then you might think whether I will get a good rent? A rent which can at least cover your EMI. An EMI which is going only north and there is no sign of getting south.

What will be the rent will depend on number of factors but let's explore who are the Brigade Metropolis neighbours and this will be the most important factor for the rent?

1) ITPL - There are 130 companies and 20,000 IT and BPO professionals working here.
2) The Crescent - There will be 2 towers of 16 floors with a capacity of 3 million sft of office and commercial ara.
3) Xylem - There will be a tower of 7 floors with a capacity of 340,090 sft
4) Bhoruka Park - There will be 2 towers of 5 floor each with a capacity of .5 million sft of office.
5) Technopolis - Still at an initial stage but DLF is planning to build mall or office area in 15 acres plot.
Infact Xylem, Bhoruka Park, Technopolis and Brigade School are on one side of the road and Brigade Metropolis is on the other side of the road. Click to check the map
6) Summit - There will be 2 towers with 14 and 16 floors in Brigade Metropolis enclave.
7) Brigade Techpark - There will be 2 blocks with 440,00 sft
8) Millenium Tower - There are 5 floors with offices of Oracle Financial Services and Transworks.
9) Global Axis

Besides this there are IT giants like TCS, Accenture, GE, WIPRO, iGate, Sapient, Manhattan Associates, SAP labs, Perot Systems, Dell and IBM in Whitefield area. All these IT parks and offices are located within 3-4 KM radius of Brigade Metropolis. Infrastructure of Bangalore has already tested patience of people and people are in no mood to commute long distance with ever increasing petrol price.

Besides IT parks there are residential complexes mushrooming across Whitefield. But there are few coming like township so I think Shantiniketan and Metropolis will have an edge as compared to other complexes.

Keep watching for few months and we will get clear picture of the rental price in this area and your investment in Brigade Metropolis :-)

  1. what are the rental propects for a 2/3 bedroom house vis a vis a single bedroom apartment in brigade metropolis.
    Will the project be completed in time i.e. by the end of Dec 2010.
    What is the monthly maintenance charges in Brigade Metropolis

  2. Mac - There are no single bedroom apartment in BM. 2 BHK rental is coming at 12,000 Rs +/ 2000. This will go higher once all development gets over. There are 5 blocks in which people have started living in. Phase 2 development will take more time.
    Monthly maintenance charges are 2 rs/sq ft

  4. in Phase 2 they converted corner one 3 BHK to two 1 BHK, I saw sample flat in J block yesterday only.

    Are they giving wooden floor to all flat in bedroom for free ?

  5. 1 BR flats in J bolock have been free given wooden laminated floor. I am planning to move to Delhi, If somebody is interested in buying 1 BR, you may contact before the registration is done for transfer, doesnt make sense to pay registration money twice.
